A straight-talking relocation guide from a Navy veteran with 40+ years in Sumter.
Sumter is the county seat of Sumter County, in the middle of South Carolina. It's home to Shaw Air Force Base, which hosts the 20th Fighter Wing along with the headquarters of U.S. Air Forces Central and U.S. Army Central. Columbia is roughly an hour west, and Charleston and Myrtle Beach are each about two hours away.
I've lived and worked here for over 40 years. This guide covers what I tell every family moving in from out of state.
Most military families choose between living close to the gate, living in town near shopping and schools, or trading a longer drive for more land. Each area below has its own page with an honest local take.

Shaw sits just west of the city of Sumter. Dalzell and North Sumter are the closest areas to the base, and most of Sumter is a short drive away. Manning and Wedgefield add drive time but offer a quieter, small-town or country setting. I'm happy to map your commute from any home before you make an offer.
Public schools in Sumter County are run by the Sumter School District, and Manning is served by Clarendon County schools. School zones are assigned by address, so I help you confirm the zone for any home before you commit. You can review school performance on the South Carolina School Report Cards site.
I specialize in homes from $200,000 to $500,000. At the lower end of that range you'll often find established brick homes and starter homes in older neighborhoods. In the middle, you'll see newer subdivision homes with more space. Toward the top, you'll find larger, newer homes, bigger lots and some lake-area properties. I'll send you current listings in your exact price range so you see real numbers, not guesses.
Your Basic Allowance for Housing depends on your rank and dependency status. Look up your exact rate for Shaw AFB on the official DoD BAH rate lookup, then we'll work with your lender to find a payment that fits it comfortably.
Locals and newcomers alike enjoy Swan Lake Iris Gardens, shows at the Sumter Opera House, hiking and camping at Poinsett State Park, and fishing and boating on Lake Marion. It's a friendly, family-centered community with a strong military connection.
